Florida Statute Chapter 468 Part XVI is why this page is not an inspection page. A licensed mold assessor writes the protocol. A licensed mold remediator follows it. The same company cannot do both on the same structure. We work the remediator side: containment, removal of the materials named in the protocol, and cleaning of salvageable surfaces.

Typical Miami sources are a slow cast iron leak that wet the invert for months, an AC closet that ran wet, or gypsum that sat after a flood. The assessor tells us what comes out. We do not expand that list on our own. If the source is still active, we still extract and dry the wet structure first so we are not bagging material that will just wet again.

After removal, the area stays under containment until the assessor or the clearance sampling they ordered says it can come down. We do not certify the air. That is their job. The split between inspection and removal in Florida is the reason two trucks show up on a lot of these jobs.
