A 40- or 50-gallon tank that lets go dumps a bathtub of water into a small room. In Miami that room is often an interior closet or a garage on slab. The water runs under the door, under the tile, and into the nearest pad. The pan, if there is one, only helps if the drain is open.
We pull standing water from the closet and hall, lift the tank if it is still sitting in water (after it is isolated), and dry the platform, drywall, and adjacent rooms. Electric heaters get locked out before we work around them. Gas heaters get the supply shut.
The failed tank is a plumbing replacement. The wet gypsum and the pad are ours. Expansion that split a tank is usually sudden. A pan that has overflowed for weeks is the gradual argument carriers make. Date-stamped photos of the wet pattern help that conversation. We do not promise the outcome.
